Residential Areas

Definition:
The Residential Area Quality aims to explain how attractive or desirable a location is - in terms of residential use.

With the help of selected micro-geographic variables bulwiengesa and MB Micromarketing have built a robust methodology to provide the Residential Area Quality on a small scale level for any location in Germany. The residential area quality helps to determine plot and housing prices and residential rents by analysing socio-economic, building and spatial structures such as:

    • proximity to greens, parks and bodies of water
    • distance to industrial areas and other negative infrastructure
    • size of residential units (avg size of 1- and 2-bedroom appartments)
    • neighbourhood status (social status)
    • economic resilience
    • social millieu (social environment)
    • interregional accessability

    The result is a classification into 7 groups, four main and three intermediate groups:

    • Very Good Location: mostly prestigious innercitiy quarters and exclusive residential areas with villas or other much desired locations

    • Good to Very Good Location

    • Good Locations: mostly "grown" areas of innercity locations or locations close to the inner city, usually high share of listed buildings, urban gentrified areas, "In-quarters" as well as quiet residential areas (with garden-city type layouts); with good infrastructure and positive image

    • Average to Good Locations

    • Average Locations: locations which are not quite good and without the disadvantages of below average locations

    • Below Average to Average Locations

    • Below Average Locations: usually secluded areas, with few communications or infrastructure facilities (shops, schools, parks, cultural facilities); areas adjacent to industrial / production areas or in commercial areas with significant (noise) pollution;

      areas dominated by social housing or re-utilised former military barracks, areas with buildings of lower quality, etc

    In addition to this blocks with mainly commercial use and no or low percentage of residential units, blocks with mainly green spaces or other non-residential uses will be classidied as "no residential location.

    Rents and Prices as Dependent Variables

    Rents and Prices were omitted from the model intentionally, as the idea was to create an indicator which can be used to deduct prices and to identify limits and potentials. A dependency of prices and location quality can be statistically proven.
